This a great part of Pilsen because the el stops are nearby, the biggest park in the n’hood is a block away… and the UIC campus/Medical district is literally a stone’s throw to the North. Here you would be on a block that is a one way east… and this makes it a quite block–that’s hard to get to for traffic. Further, there is a new condo development “McKenzie Place” at the east end of the block… and there are development plans for the city/state owned land across the street ( a triangle parcel). There were plans  to have 15 or so townhomes on this parcel pre-recession. Not sure when these will go in now… but there should eventually be residential there… with some greenspace. Orozco academy-the new pretty yellow brick building around the corner on the park is also a positive. Further, there is Cafe Mestizo, Mundial… the new community square going in at Paulina/nexto the the Bank of America. The metra also stops at Western-nearby… and of course the two el stops (mentioned above) are 2 blocks. (Pink line).

Zoning Change Required, the lots are zoned M and would have to be changed to rs3 or rt4 which would require extra time before building and commitment up front.

The 51st street green line stop is a block away. The park is 1 block away. Obama’s home is about 6 blocks east. You would live in King Boulevard here… facing a greenscape and a view of the park. There is a condo development next door that is nearly sold out. Further, there is a large one across the street. There is a hospital and plenty of University related buildings just east of King here… Building The Chicagoan here would be $350,000 and if the lender would agree to the $49k price you would be “all in” for $400,000. Since this is under the 410k limit … you could do an FHA loan if you qualify and that means that you would be eligible

This is the condo buidling next door... the lot is immediately to the north of itfor 3.5 or 5% down payment on both the land and the house!!
