Chicago Green Building Initiative

As Chicago becomes a greener city, we feel the + House ™ is a great addition to our city and its goal of becoming a “green” city.  Chicago’s Green Building Agenda is a great source of information and guideline to follow in making Chicago a “green” city.  Not only will the + House ™ be “green”, but it will also be “healthy” for it’s residence.  Over the past 100 years building has evolved and become more efficient and streamlined, but it has come at a cost.  With the exception of Lead based paint, building methods have been slow to change and become more healthy for the people that will be residing in new homes.  The + House ™ addresses the “green” aspect of building and construction, but also brings awareness to what and how a “healthy” home should be built.

Here are some of the ways the + House ™ will be “green”, but also “healthy”:

+ House ™ Improves Indoor Air Quality

Since our construction materials are never exposed to rain, moisture, or humidity we are bale to reduce your exposure to mold and other potential problems.  With the use of Low VOC (volatile organic compounds) paints & sealants we limit the amount of carbon-containing chemical compounds that evaporate into the atmosphere – healthier in you home, and better for the ozone.  Our insulation is formaldehyde-free reducing your exposure to harmful chemicals.

+ House ™ Reduces Its Impact On The Environment

Our precise construction methods significantly reduce the amount of waste from building (approx. 2% as compared to 30-40% on a “stick-built home”), and our on-site debris is recycled locally in special “LEED” certified dumpsters; our insulation is also made from 25% recycled products.  50% or more of the home is built off-site reducing road trips – this decreases fuel consumption, and air pollution.  By shortening the construction time and having better than 50% of the work done off-site, we are able to reduce the noise impact on the neighborhood and minimize the carbon footprint.

+ House ™ Is More Energy Efficient

We provide improved energy efficiency through precision off-site construction methods that reduce air infiltration due to enhanced sealing techniques – giving you a tighter building envelope.  Our homes have increased insulation packages, high performance windos & doors, hybrid HVAC with programmable thermostats – all of these contribute to a more efficient home – and reduce your utility bills.  ENERY STAR standards provide homes that are typically 30-50% more efficient than standard homes.  All of our homes will be ENERGY STAR certified and meet the NAMB (National Association of Home Builder’s) “Green Building Program” standards.

1627 South Morgan – East Pilsen/University District Near New Huge Campus. Walk to Univ Village

You could build the +House’ Chicagoan here for $350,000. So$199 for lot and $350 for the house would be $550,000 “all in”.

You could add a roof access upgrade and have a green roof here… and a great view of the city!!!

You would be right next to the a new Jesuit Midwestern Headquarter’s and  campus that is planned to go into the old Centro 18 vacant land site at Peoria/18th-16th. This is the huge vacant parcel that was going to have 300+ condos. The campus will be a better option for the n’hood.. and to live in the house to be built here once you call us. There will be campus/green space… dorms and perhaps some retail we hear on 18th street.  Where the Jesuits’ have gone (ie Loyola, St. Ignatious to name a few) seem to improve the community. And… to be so close… ah.. this is just plain solid investing and would be good living. Then at the corner you have the new bar :Simones(Northside owner from Wicker Park and Black Beatle owner came here to open another institution). On 21st and Halsted you have Nightwood(Lula owner from Logan sqaure came here and opened). Then you have Kristoffers ‘ cafe a few blocks east in the Halsted East art district. This block of Morgan also has “go time” gym at the corner.. .and is a hundred yards walk or so from the University Village itself.. and there you have cafe’s and Caribou coffee and the like. There are many condo development on this block alone/around the corner on 16th.

You could build the +House’ Chicagoan here for $350,000. So$99 for the lot and $350 for the house would be $450,000.
There are loan products we can introduce you to that are 10% down for own occupied at this amount. The house would include two finished levels.. and an unfinished basement… the view from the upper floors would be of downtown… as you look right out at downtown without anything in front of you…. you would be minutes from downtown, Roosevelt Retail, and the restaurant/energy of 18th street… and just a block off Harrison park, and the pink line/el. and near the National Mex. Fine Arts Museum.

This a great part of Pilsen because the el stops are nearby, the biggest park in the n’hood is a block away… and the UIC campus/Medical district is literally a stone’s throw to the North. Here you would be on a block that is a one way east… and this makes it a quite block–that’s hard to get to for traffic. Further, there is a new condo development “McKenzie Place” at the east end of the block… and there are development plans for the city/state owned land across the street ( a triangle parcel). There were plans  to have 15 or so townhomes on this parcel pre-recession. Not sure when these will go in now… but there should eventually be residential there… with some greenspace. Orozco academy-the new pretty yellow brick building around the corner on the park is also a positive. Further, there is Cafe Mestizo, Mundial… the new community square going in at Paulina/nexto the the Bank of America. The metra also stops at Western-nearby… and of course the two el stops (mentioned above) are 2 blocks. (Pink line).

Zoning Change Required, the lots are zoned M and would have to be changed to rs3 or rt4 which would require extra time before building and commitment up front.
