733 North Elizabeth – 0 beds – 0 baths

Great West Town Lot! The Chicagoan, if built here would be $375,000 + the price of the lot (as of June 2010 the lot was listed at $299,900). This would be an “all in” move-in price of $675,000. The home-for that price would have both finished levels with very decent allowances. You could finish the basement for a simple upgraded price … and add roof access with a “pilot house” exit… and you could “green” your roof and have a green space in the sky. If You Built the Chicagoan here you should have an amazing view of downtown.

The Area: Well there are budding signs of another “Division” here at Noble and Chicago. You have the New Branch 37, and Butterfly, and Cafe Flo, and Lush Winery among others… and then the ‘hood got the cool “Beauty Bar” (LA made this place famous-and now they chose Chicago ave for the Chicago location).

Eckhardt Park Field House at Noble/Chicago - This park has a pool/gym/and daycamp.

From a long term view… The wonderful thing about this part of “East Village”/ Noble Square is that you have Eckhardt Park with it’s big pool, gym and green space steps away. You have the el stop at Chicago/Milwaukee walkable in under 5 minutes, you have an already – developed n’hood that is coming up, up, up and there are decent school options–see the CPS site or email us for more on that.

Further, you are so close to downtown–you could barely get any closer to enjoy all the cultural aspects of the city.

Check out the floor plans below for the first + House ™, appropriately named “The Chicagoan.”

Main Level

The main level features an open and airy layout. The layout has an open front to back design with a two story atrium with skylights and beautiful fireplace in the living room. The kitchen will have a large island and enough space to have a dinning room table. Also featured on the main level is a half bath that can be used by your visiting guest.

Second Level

The 2nd floor will feature all 3 bedrooms. The Master Bedroom with attached bath will simply amaze you. The bath will feature his and her sinks and jacuzzi tub. The 2nd and 3rd bedrooms are separated nicely from the master by the two story atrium that starts on the first floor and extends to the roof. There’s also a 2nd full bath that the 2nd and 3rd bedrooms can share.

Rooftop

The Chicagoan will also feature rooftop access. The stairs will lead to the roof where there will be an enclosed penthouse. The roof will be designed to hold a rooftop garden and will have amazing views of the Chicago skyline.

Basement

The Chicagoan comes with a full unfinished basement. There will be a utility room to house water heater, furnace and sump pumps. An optional upgrade would be to have radian heat installed in the basement floors making the basement a more usable and cozy space. A basement bathroom is also an additional upgrade option on this home.

This 3 Bed, 2.1 Bath home will feature all the modern amenities that todays buyer deserves and wants. At the same time this home strives to maximize it’s sustainability and healthiness by shooting for a 400 Plus score on the Chicago Green Building program.

The decision to name this home “The Chicagoan” harkens back to the 1933 World’s Fair, held here in Chicago. At that exposition, Sears introduced its kit home that allowed homeowners to build for less while reducing the waste that went into typical construction at the time.

Over 75 years later, we hope that homes like “The Chicagoan” can carry on the message of sustainable and affordable housing for the average city dweller. Our goal is to make living and building in our great city a truly forward thinking experience, that will improve the lives of future generations here in Chicago.

+ House™ is now partnered with the Energy Star and Indoor airPLUS. Our goal is to have all of our houses qualify and get certified in these programs. Here is some basic information on what it takes to get a new house certified in both of these and what it does for the owners and occupants.

About Energy Star Homes

To earn the ENERGY STAR, a home must meet guidelines for energy efficiency set by the U.S. Environmental Protection Agency. These homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20–30% more efficient than standard homes.

This label identifies a home as having earned the ENERGY STAR

And with homebuyers increasingly interested in green building, energy efficiency is the place to start. That’s because the energy used in homes often comes from the burning of fossil fuels at power plants, which contributes to smog, acid rain, and risks of global warming. So, the less energy used, the less air pollution generated. And the easy way to make sure a new home is energy efficient is to look for the blue ENERGY STAR mark, the government-backed symbol for energy efficiency. Learn more about how Green Begins with ENERGY STAR Blue (130KB).

Any home three stories or less can earn the ENERGY STAR label if it has been verified to meet EPA’s guidelines, including: single family, attached, and low-rise multi-family homes; manufactured homes; systems-built homes (e.g., SIP, ICF, or modular construction); log homes, concrete homes; and even existing retrofitted homes.

ENERGY STAR qualified homes can include a variety of ‘tried-and-true’ energy-efficient features that contribute to improved home quality and homeowner comfort, and to lower energy demand and reduced air pollution:

1. Effective Insulation

Properly installed and inspected insulation in floors, walls, and attics ensures even temperatures throughout the house, reduced energy use, and increased comfort. Learn more about Properly Installed Insulation (149KB).

2. High-Performance Windows

Energy-efficient windows employ advanced technologies, such as protective coatings and improved frames, to help keep heat in during winter and out during summer. These windows also block damaging ultraviolet sunlight that can discolor carpets and furnishings. Learn more about Qualified Windows (212KB).

3. Tight Construction and Ducts

Sealing holes and cracks in the home’s “envelope” and in heating and cooling duct systems helps reduce drafts, moisture, dust, pollen, and noise. A tightly sealed home improves comfort and indoor air quality while reducing utility and maintenance.
About Indoor airPLUS

Improved Indoor Air Quality

More than 30 additional design and construction features are included in Indoor airPLUS homes to help protect you against moisture and mold, pests, combustion gases, radon, and other airborne pollutants in your home.

Minimize Pollutants

Moisture and pest control, among other things, can help protect your family by eliminating common allergens from entering the home, such as mold and pest residue. Your builder will provide a first line defense against pests like cockroaches and rodents, by fully sealing, caulking, or screening where pests enter your home.

Improve Comfort

Your Indoor airPLUS home can provide a more comfortable living environment because it includes properly engineered HVAC system sizing, improved duct and equipment installation, improved filtration, and whole-house and spot ventilation to dilute and remove indoor pollutants.

Protect Against Combustion Pollutants

The home provides protection from potential exposure to combustion pollutants by the installation of heating equipment that cannot spill combustion gases inside the home and preventing pollutants in the garage from entering your house. Also, carbon monoxide alarms are in all sleeping areas.

Home Maintenance

After purchasing a home with the EPA Indoor airPLUS, you’ll receive a manual explaining your home’s indoor air quality features and how to operate your home to continue minimizing the risk of indoor air quality problems. In addition, your home will have a label as proof that it was built to the high indoor air quality specifications if you resell the home.

Energy Efficient

All Indoor airPLUS homes must first earn the ENERGY STAR label. ENERGY STAR qualified homes use substantially less energy for heating, cooling, and water heating thereby reducing your contribution to climate change.

Great Piece Of Pilsen Land! It’s cut to $49,900 now online!! Wow. (Note that this is a short sale and requires lender approval but we feel this is market value for the land and is a fair price for bank). This lot is nestled up against a Green “forest like” hill that borders the 16th street Metra/Rail line. Hamilton is a private/ cul de sac street here. You would have a cute little block te engender community upon. If you built the Chicagoan, the +House first rollout there should be a view – clear shot of downtown from the upper level. So if you did the flat roof and a “dog house” exit to the roof you would have the potential for one amazing little palace with roof garden/green roof here. There are condo developments on 17th at Damen, and another at 18th street. The advantage of being this par tof Pilsen is infastrucutre. The el stops are here. There is an el stop at Damen / 19th and another at 18th Paulina. Further, there is a square being developed to “center” Pilsen at Paulina/ 18th next to the new Bank of America. Simply a Great Location Just 2 Blocks From Harrison Park, The Largest Park In The Neighborhood! Build A + House On This Land For $300k & The Price Of This Land. + House Is A 3 Star Green Permitted Chicago Home That Can Be Built In 9 Weeks At This Location. Walk To The Pink Line El At Damen About 3 Blocks Away. Photos Are Of Proposed Finishes And Elevation.
