There were plans  to have 15 or so townhomes on this parcel pre-recession. Not sure when these will go in now… but there should eventually be residential there… with some greenspace. Orozco academy-the new pretty yellow brick building around the corner on the park is also a positive. Further, there is Cafe Mestizo, Mundial… the new community square going in at Paulina/nexto the the Bank of America. The metra also stops at Western-nearby… and of course the two el stops (mentioned above) are 2 blocks. (Pink line).

Zoning Change Required, the lots are zoned M and would have to be changed to rs3 or rt4 which would require extra time before building and commitment up front.

You would be right next to the a new Jesuit Midwestern Headquarter’s and  campus that is planned to go into the old Centro 18 vacant land site at Peoria/18th-16th. This is the huge vacant parcel that was going to have 300+ condos. The campus will be a better option for the n’hood.. and to live in the house to be built here once you call us. There will be campus/green space… dorms and perhaps some retail we hear on 18th street.  Where the Jesuits’ have gone (ie Loyola, St. Ignatious to name a few) seem to improve the community. And… to be so close… ah.. this is just plain solid investing and would be good living. Then at the corner you have the new bar :Simones(Northside owner from Wicker Park and Black Beatle owner came here to open another institution). On 21st and Halsted you have Nightwood(Lula owner from Logan sqaure came here and opened). Then you have Kristoffers ‘ cafe a few blocks east in the Halsted East art district. This block of Morgan also has “go time” gym at the corner.. .and is a hundred yards walk or so from the University Village itself.. and there you have cafe’s and Caribou coffee and the like. There are many condo development on this block alone/around the corner on 16th.
